THE IMPORTANCE OF CHOOSING THE RIGHT PROPERTY MANAGER Orly Amor is one of South Florida’s renowned Property Managers. BEM: What are some of the things to look for when selecting a Property Manager? OA: 1. The experience level of the principals of the Property Management Company. 2. Personalization of services as opposed to a ‘one plan fits all’ approach. 3. Turnaround time for work order requests and meetings. 4. A low percentage of unsatisfied customers, preferably 2% or less. BEM: What is the most common management mistake that Associations make? OA: Relying on the Property Manager to take full responsibility and ownership of all management concerns. For example, not requiring at least 3-5 proposals from qualified contractors to the Board of Directors before selecting one to work on a property. BEM: What preventative and forward-thinking questions should South Florida’s Property Managers ask themselves during this hurricane season? OA: 1. Do we have the proper contingency plan should we experience a storm or hurricane? 2. Has every unit owner/occupant received a brief procedures manual with pertinent disaster relief phone numbers and evacuation locations? 3. Have we contacted our local city officials to find out what the city’s disaster relief plan is? 4. Do we have an updated or accurate list (including contact numbers) of our out-of-town residents? BEM: What is the most common myth regarding Property Managers? OA: That we are only interested in large communities.
